30 East 60th Street

The 11 story addition, totaling 43,000 square feet on top of an existing 14 story office building.
Construction is expected to be completed by end of 2013.
30-36 East 60th Street is a complex of three buildings, the center building is 14 stories built as a hotel in 1921, it is flanked by townhouses that were rebuilt in 1943 as suites and offices for the hotel and receive heat and other services from the main building.
When the hotel ceased operation the center building was converted to office use and the townhouses to residential, with retail and restaurant use on the ground floors.
The site as a whole is under built and this project proposes using the as of right additional square footage to erect a structurally independent addition on top of the main building.
The Addition is supported on two large reinforced concrete towers set in the air-wells of the building, along with mechanical shafts and elevators serving the upper floors.
The new building steps back as it rises from the roof following the required sky exposure plane.
The addition will be clad in prefabricated panels with brick tiles and limestone details evoking the details of the existing structure.
Electrical, mechanical and fire-protection services for the addition have been designed to integrate the existing and new allowing the existing building to become centrally cooled, electrically upgraded and fully sprinklered as the individual tenant spaces get renovated.
The addition will use the existing fire-stairs for egress, the cellar will be renovated with all new services and upgrades and existing egress from and through the cellar will be improved.client committed to purchasing the space after it had been designed with construction of the space on its way but because the commitment was made early on the sponsor agreed to make some changes.
The original design had a very modern and somewhat masculine look, the client appreciated the large open spaces but did not share that aesthetic.
